The key objectives for a successful construction project are to: 1) Stay on schedule 2) Stay on budget 3) Minimize Stress. In order to achieve these objectives, it is critical for all parties involved to fully understand the order of the phases of construction, what is included in each phase of construction and when the selections and decisions must be made so the materials are available in time to keep the project going without delay. The construction team, which consists of the owner, builder, architect, designer, realtor, and the subcontractors and vendors can all benefit from the knowledge and tools in this course. To gain the holistic understanding of the residential construction process this course provides can take decades of blood, sweat and tears. Please allow my lessons learned from 22 years of experience and over $100,000,000 worth of projects completed to help you avoid costly mistakes, nail the key objectives, and to find your construction flow.The rough in phases are where the rubber meets the road for any construction project. All of the critical infrastructure of the home is installed during the rough phases. Also, all of the rough in phases can have impacts on the framing so it is very important to have the material selections and layout decisions done before framing is compete. The rough Plumbing, HVAC & Electrical work needs to be properly specified and detailed so the finished products, which will be installed at the end of the job, will work with the systems that are installed during the rough phases. I will give a few examples of this in just a moment.In order to be sure all the selections and decisions are complete it is important to understand the scope of each rough in phase in advance. In addition to understanding the scope it is critical to understand how far in advance of each phase to make the selections and decisions to ensure the materials will be available when the work begins. The modules in this section of the course will detail the scope and decision timing for all the rough in phases.Here are a few examples of how selections and decisions can impact the work completed in the rough in phases. First, in the rough in plumbing phase if the shower valves and any fiberglass tubs are not selected and available the plumber can't complete their work as they will not have the necessary materials. In this same scenario the plumber would be lacking the information to properly size and locate the water lines and the sewer lines. A second example comes from the rough electrical phase. If the oven is not selected when the wire is being installed the electrician will not know what wire size to install. All ovens do not use the same number of amps so if the wrong wire size is installed it may result in cutting walls open later to install a new wire all the way from the electrical panel. This can be a costly revision if this scenario occurs. These are just two examples of the many selections and decisions that are covered to ensure that the rough in phases go smoothly for your project.
