The key objectives for a successful construction project are to: 1) Stay on schedule 2) Stay on budget 3) Minimize Stress. In order to achieve these objectives, it is critical for all parties involved to fully understand the order of the phases of construction, what is included in each phase of construction and when the selections and decisions must be made so the materials are available in time to keep the project going without delay. The construction team, which consists of the owner, builder, architect, designer, realtor, and the subcontractors and vendors can all benefit from the knowledge and tools in this course. To gain the holistic understanding of the residential construction process this course provides can take decades of blood, sweat and tears. Please allow my lessons learned from 22 years of experience and over $100,000,000 worth of projects completed to help you avoid costly mistakes, nail the key objectives, and to find your construction flow.Preparing for construction through underfloor framing, plumbing & HVAC covers some of the most important work in the entire construction process like excavation, foundation and all of the underground utilities. Setting the height of house properly on the lot during excavation and setting the grades of the dirt around the house when pouring foundation walls are key aspects to a successful project. Supplying the proper amount and proper size for all underground utilities is critical to get the project infrastructure right before backfilling with soil and moving on to the underfloor phases. The underfloor phases of construction establish the location and the system design for both HVAC and plumbing. Getting these phases right the first time eliminates the need to crawl under the house later to move pipes or ducts if the system was not designed properly or thought out thoroughly. A better understanding of what is included in these underfloor phases and why it matters will help ensure that the designs for these phases accurately fit the needs of the project.Also included in this module are two tools to go along with the course. The first tool is a selection and decision quick reference guide to quickly determine how far in advance to order materials so you are ready when that phase of construction begins. Keeping track of the selections and decisions is tool number two which is a selection and decision tracking spread sheet. Keep track of all your selections and decisions so you know where you are in the process at all times.These two tools are extremely helpful as you go through your project and the rest of this course. I will finish this intro with an example of the value of the information in this module which comes from the underground utility phase. When the utility trenches are open, drop in a few extra pipes for conduits to be used for future utilities. You never know when you will need an extra conduit and digging one in later will cost thousands of dollars.
